Ah, but you're leaving out the factthat you can walk 5 minutes over the bridge and be in the Flats around the lake. I spent a portion of last year staying in a top floor apartment in one of those houses on Whipps Cross Road overlooking the Flats. It's fucking lovely there.

I agree it looks nicebut a mate of mine saw cases of Weil's disease when we were working at Whipp's Cross from the rat piss in the boating lake!
