Not bad ta. Busy: daughter has her first birthday in a couple of weeks, still need to arrange naming ceremony, gradually doing the home up before selling next year, evaluating business/ work stuff etc.
Plus I have purchased a bike (of the none motorised type sadly) so using that to try & get a bit fitter.

Kicking up the ashes of the project I'm working on to see if there are any flames of life left in it.
They are getting rid of contractors at quite a rate at the moment.
So I need to line up a new source of revenue. Made any decisions about where you'll go when you sell up?

It's an ongoing difficult debate. I expect we will compromise (I would like to be out of London) on somewhere like Richmond, if we can identify suitable schools.

I suppose you just need to balance schools, quality of life, potential income and property prices.

London property is mental; next door, smaller, spec & condition not as good as Mrs Battered's just sold for £100k over the asking price.

You might be better off thinking of selling sooner rather than later, you could always downsize in the short term and get your daughter an investment property, the rental income from now would pay for Uni, and you'd probably still be mortgage clear in another house that needs work.

If you think how property prices have changes over the last 35 years
Your daughter would need to be very fortunate to be able to buy her own place when she graduates without some help.
If you are in a position to put a couple of hundred grand in property for her now, I'd be amazed if that wasn't worth an absolute fortune when she needs it. And the income it would generate in the interim would probably pay for Uni and on-going repairs/decoration on the place.
