....a weaponized chainsaw would have to be much lighter and vibrate a lot less. They could weight the end of the blade to make it swingable (Is that a word?) too.

For the weight it'ld have to be a two handed one like a broadsword but the balance would be off.
Only option I can see is to craft the body in titanium and the handle weighted with lead.
But given the amount of blood / body matter spray your going to have our protagonist is going to need a full hazmat suit in order not to become infected.
I really don't think their've though this through.

..that the chain would actually take a while to chew through a zomb, would have trouble with bone and would probably clog up with fabric.

A simple broadsword should survice to cleave the head from the shoulders.
