surely if you didn't sign a contractyou don't have to wait another two months
find another place (or not) and tell her you are moving out immediately because of the list of problems.

it would be nice if it was that easybut not realising the problems that living here would entail at the start of the year i agreed to pay rent in three instalments. the last of which having already been paid, moving out now would mean losing 2 months of rent and im not THAT desperate when i can, in fact, just not talk to her ...
