Is there a decent part of town that won't be mobbed? Tram ride away?
How late does everything open until?

All of the central areas will be mobbed - in particular the Old Town (Grassmarket, Cowgate, etc)as that's where most of the Fringe venues are located. The New Town - George Street, the West End etc may be slightly quieter as there are fewer venues round there.
The tram is a crock of shit and only runs between the airport and Queen Street.
Pubs and clubs etc will be open late - 1,2,3am - just varies really.

Actually, come to think of it, Stockbridge is a really nice part of townJust a bit north of the centre - 10-15 min walk away. Loads of pubs and some decent restaurants. Some Fringe venues though, so it won't be quiet, but should be ok-ish.
