But, new tenancy: finders fee of 10% of total rent for the duration of the AST: £2K
Flat empty for a about month between tenancies: £1.5K

That's got to be some pretty expensive repairs.

I think it's more hassle than its worth (to be a good landlord and do what you're supposed to, it's probably pretty easy if you ignore your tenants).
Not really my choice - the other owner doesn't want to sell yet. Hopefully we will soon.
