Slowly.... Put an offer in yesterday that was turned down flat
so it's now a case of trying to find a suitable price that both sides agree on... Trouble being that there's the small matter of a stamp-duty threshold to consider, which means that the moment we offer over 250K, we have to find an extra 7.5K up front. Which is fucking annoying. Without that, I reckon 265/270 is a suitable price, with that it gets complicated.

You can get away with about 10K for fittings
if there are expensive kitchen bits etc. That can be a separate offer to keep the price under 250. But much more than that and the taxman will come sniffing.
