I'd pay off this one.
Finish the renovation, keep it as a rental property, investing 60% of the rent in a Balanced Aggressive portfolio, buy a five bed and live in that one.

Five years time, cash in the OEIC, pay off the five bed.

PROFIT.

I did the attitude to risk questionnaire at work and it was Balanced.
But with no liabilities my capacity for loss would be higher so I'd go higher risk.
