It's sad when boozers close, but the economic climate is a big factor, not just the moan about the smoking ban.

The area changed demographically - 149 years as a pub and now no custom.
It's a lovely building and the developers who bought it let it run as a pub until they were ready to adapt it - no real regrets because I've seen their plans and I've got first dibs on management contract.

It was free from 2011 - developers bought it off Shitbread
It made money and, as above, I know the developers.
It'll make more as two good flats.

In the past couple of years I've witnessed two boozers come back from the brink
Unfortunately they've both turned into TV-ridden, mainly food places. But, if they stay open I suppose it's a good thing.
