also most people are far too spasticated to get a decent watertight tenancy agreement, guarantor form, to deal with the deposit requirements under the HA 2004, to get the corgi and other checks, to get employer's and previous landlord or mortgagee's references, to take a proper inventory, to deal with any complaints even at midnight on christmas day, and to get it properly back on the market so it can be re-let before the tenancy expires. and as for serving correct s21 and s8 notices...... forget it......
