Because on Thursday last week, staggering home from the pub ratarsed after watching what I thought was invincible cricket (Ha!) I staggered a bit too erratically and fell through my neighbour's fence.
Nobody was watching so I rather artlessly re-assembled it but this act of inadvertant vandalism has been hanging on my conscience somewhat.
I've just stepped out for a smoke and realised that the wind has brought the fence down again.
I will now point at the prone fence and blame the wind.
What hath God wrought?

Actually not so much because what I'm trying to sort out tonight is a house in Whitehaven, owned by my sister, which is being systematically wrecked by the tennant.
I'm trying to work out how to evict him and claim damages he's inflicted over and above his bond.
He's taken a chainsaw to three big healthy oaks in the garden.

i'm only an hour from the haven and have barry in teh van, if a house call is required then just yelp!
what type of lease? oaks are worth money and possibly protected so phone the council to get the ball rolling (it's a planning issue perhaps?) and then maybe get the trees valued?
tennants can be twunts and if i can be of any use to a fellow b3tan (in a non-violent manner, i hope you guessed!) then gaz me. i am a plumber with many usefull skills, as well as holding a Cert.HE in Building Surveying. if a condition survey (legally valuable document) would be helpfull then i would be more than happy to donate a wee trip oot west...no fooling!
