He wants to move out at some point soon if he gets a better paying job, and because I'm a sap I'm going to miss him (the job he wants will involve moving to Dover), and don't want to get another flatmate if I can't keep the lease on my own.

From what I've heard, things are inconsistent to say the least when one flatmate leaves a shared flat. Also, would you be able to afford the flat on your own?

I think it'll be entirely up to the discretion of the letting agent/landlord, and that worries me. Money would be tight for a while, but I could afford it, once I get fully out of my overdraft, and in a couple of months I may have someone to take the lease over from him.
Also, I should have mentioned I know where he is: he went to his mum's; it's just a matter of when he's coming back.

If things don't work out for you, at least you could move into a smaller (read: cheaper) flat. My studio flat is ... shall we say ... minimalistic - but it serves it's needs (and besides it's a lot easier to clean).
