Work for me as well, just got done.
Energy cert is a legal requirement that gives you A, B, C etc rating depending if you've got loft insulation etc. it's as much use to the purchaser as a cactus dildo hut the govt and the brief get a fee so it must be fair.

Oddly the equivalent works fucking brilliantly up here.
but since the initial offer is legally binding up here, you can't get fucked over in anything like the ways you can in England and the whole system is almost pleasant. Apart from blind sealed bids, but only prick sellers still use that.

But a property system where you're legally bound by your offer and moving date from day 1 so you can't be gazumped and you don't spend months planning for something only to get fucked over because nothing is in any way binding until 2 weeks before you actually move?

I've always thought the Hibernian system should have been extended to England
