Did you actually destroy the property?
Because if you didn't, then I'm fairly sure you can do something about that - maybe ask rswipe?
Asking for a guarantor is pretty normal - I've been asked for a couple of the flats I've had and I've only ever had good references from previous landlords. Can't you ask the estate agent to give you another day? And didn't you say you wanted to stay at home anyway until you got money and shit sorted?

It's only due to him saying the previous property was damaged
And nope, I left it in fairly good condition. Not magnificent, I was expecting him to take some money off me for repairs, but he's being a right prick with it. (£40 to clean curtains, etc)

Aye, that was the plan, but a talk with my Dad made me clearer on a few things that I was fussing over, I'm able to move out again, just means being a little careful for the next month. Also, this property came up earlier than expected.

Well then he shouldn't be giving you such a shit awful reference
have a word with rswipe re: your rights. And I'm sure if you ask the estate agent nicely they'll give you another day. Why can't your dad be guarantor given that you're currently living with him?

He's retired now, so has no income to show
And my stepmum is now reducing her hours, so she can't really be used either. Plus, she refuses to do it again, after last time they were phoning her colleagues in her office, asking about her personality, etc. Stupidly in depth.

Hate to say this
but of course it's in-depth. Full credit check, references, the works. After all, they are now the ones responsible for paying the rent, not you. That's the point of a guarantor. It's not just to tell them that you are a pleasant chap.

Aye, the only reason she got annoyed is because they were contacting those she listed as reference, and then others she hadn't listed.

that is a little odd, I agree.
