An island would have to be at most three metres long to allow one metre clearance at each end (assuming the five metre length is the long axis) -jeez!

You haven't allowed for any wall units, doors, drawers, probably some glass, lighting, plumbing, appliances, electrics, fitting, a plethora of closers and handle choices, carcass thickness and material but other than that yeah you're right.
Everyone should have a £599 B&Q 'Takeaway' kitchen like you.
