Depends on what you want, all mid to large house builders use shit materials sourced at the lowest cost
Look for independant's that do 14 houses/converts but put pride and skill into it. £380k gives you big bang to the buck

I would no more buy a mainstream new build house than I would seal up my own arsehole.

The lack of room space in many is also appalling.

I was at a house today that's maybe 15 years old and is already badly fucked.
It'll be worthless in another 10 years - not a bad area so it might warrant a major rebuild but the rent is low because of the condition, and that'll happen across the rest of the development, then it'll no longer be a nice area...

Mine is 100 years old either next year or the year after.
Having said that, a couple of my flats (1985 built) are really starting to show problems.

I've been letting out property since 1995.
When I first bought this the kitchen had partially fallen into the cellar, which I've rectified.
Thanks, but I know my way round these things!

Other than being an irresponsible slum landlord
I run - or rather, I am an inventory/check out person/business.
Because I am not RICS qualified I am unable to provide qualified structural assessments although my considered opinion is often accepted by passers by and other interested parties.

I'd never pretend to be structurally qualified
But I know more than most letting agents so I can usually provide advice as part of the service.
