Busy: daughter has her first birthday in a couple of weeks, still need to arrange naming ceremony, gradually doing the home up before selling next year, evaluating business/ work stuff etc.Plus I have purchased a bike (of the none motorised type sadly) so using that to try & get a bit fitter.

You might be better off thinking of selling sooner rather than later, you could always downsize in the short term and get your daughter an investment property, the rental income from now would pay for Uni, and you'd probably still be mortgage clear in another house that needs work.

If you think how property prices have changes over the last 35 yearsYour daughter would need to be very fortunate to be able to buy her own place when she graduates without some help.
If you are in a position to put a couple of hundred grand in property for her now, I'd be amazed if that wasn't worth an absolute fortune when she needs it. And the income it would generate in the interim would probably pay for Uni and on-going repairs/decoration on the place.

THRILLING SUTTON COLDFIELD/COVENTRY RELATED ANECDOTE:A while ago I was going to a trade show at the Ricoh Arena and our driver missed the relevant junction on the M6, so we wound up having to go all the way to Sutton Coldfield before we could turn back. As luck would have it there were plenty of places to turn around, but they were only accessible from the other carriageway.
