Estate Agents
Ok, so we're eyeing up a flat we both like the look of and it's well within our price range. We're first time buyers so we can move in at a drop of a hat, ideal for the owner who is eager to sell quick.

One problem I forsee is - the estate agents.

From what I hear, even after we've viewed it and want to put in an offer, apparantly they can and will delay it because they want us to see their mortgage advisor. We've already been to an advisor through our own bank and we don't need another one, especially through the estate agent.

Can they actually force us to sit through a meeting with their mortgage advisor or if we refuse, will they refuse to put our offer through? Isn't this against the FSA rules?

I don't know for sure
but I seriously doubt they can force any form of financial service on you, even if it's just advice. Plus, if they delay, they risk losing the sale.

They are obliged to put the offer to the owner
who is their real customer. Anything else is immoral.

If it speeds things up
see their advisor and politely decline. It's an hour of your life you won't get back but it may be worth it.

All you need to say is that the funds have already been reserved by another lender and they should leave you alone knowing that you would have to fork out a penalty if you pulled out from the other lender,

a mortgage offer
if you've seen someone already and they've agreed to giving you the mortgage then you should be given it in writing and be able to show the estate agents your offer.
