It's fucking stupid that a landlord can basically charge you for shod and legally get away with it. Why do they have such an easy time of it? Landlord isn't even a proper job. Sure, occasionally the heater breaks but you get in a professional in to fix it. They stills get to squeeze us for more cash than they reasonably deserve.

I think the fear of retaliatory eviction is a bit irrational. The costs and risks involved in replacing a good tenant are quite big - especially compared to maintenance which would need doing whatever.
Having said that there are a lot of irrational people and cunts in the world.

But, new tenancy: finders fee of 10% of total rent for the duration of the AST: £2K
Flat empty for a about month between tenancies: £1.5K
That's got to be some pretty expensive repairs.

The estate agent is supposed to intervene on our behalf but they couldn't give a shit, the faster turnover the better as far as they're concerned. Every time there's a change of tenant the agent gets paid various fees for 'checking in', 'checking out', 'inventory' and assorted other bullshit, multiples of fifty quid for what amounts to less than five minutes work for them as it's all pre-printed forms. They'd change who rents their houses every single month if they could.
