We are going to downsize in the next few years and this will hopefully mean we are mortgage free. In reality we'll keep the mortgage on as where we want to buy will need to be renovated

We didn't
It was sold as a 4 bedroom house but it also has a study and box room which you can easily fit a bed in. We bought the biggest house we could afford as we knew the prices would rocket up once the rest of the estate and amenities were built afterwards

You need to dance a lot harder if you're taking 12 years to pay it off.
You'd probably be better off sticking the extra cash you're paying into a pension scheme instead. Or buying something else to let.

Best thing we EVER did was get the offset mortgage
Mine is now down to £102K and the house is worth ~£280K. Few other debts on top of that though to pay off (kitchen and cars)
